We at Trailwood Realty strive to respond to every person who inquiries about one of our rental properties. We want to provide you with all the information you need to make an informed decision about the next place you call home.

How do we value our residents? We provide an online tenant portal for rent collection and maintenance requests. We respond quickly and professionally while respecting your home as your private space. We pride ourselves on being a cheerful liaison between you and your landlord.

Qualifications to Rent

We prefer a 650 Experian score or higher. However, 600-649 may be accepted on a case by case basis with an additional security deposit. Anything under 600 cannot be accepted.

Applicants should have three times the monthly rent in verifiable income. This is verified through check stubs, tax returns or by employer. In cases where applicants are not working, we can use proof of funds to verify your ability to pay rent.

Applicants should have no violent crimes or property related crimes in their history, drug related crimes in the last five years

Must be able to verify employment

We will get references from your last two landlords

The pet policy varies with each house, based on the owner’s preferences.  Please inquire about the pet policy before applying. Aggressive breeds according to our insurance company are the following and cannot be accepted.

Akitas, American Bulldogs, Beaucerons, Belgian Malinois, Caucasian Mountain Dogs, Chows, Doberman Pinschers, German Shepherds, Great Danes, Keeshonds, Mastiffs, Pit Bulls, Rottweilers, Rhodesian Ridgebacks, Staffordshire Terriers, Wolf Hybrids, or any mix or variation of these breeds, any dog with a history of biting, or any dog underwriting deems ineligible.
