Trailwood Realty Rental Terms

Apply for a home – Step 1

You must meet all rental criteria before continuing to application. Application fee is $60 per adult, and it is nonrefundable once the application is submitted. Contact us with any questions before moving forward.

1) Credit Score
I have a 650 Experian score or higher. However, 600-649 may be accepted on a case by case basis with an additional security deposit. Anything under 600 cannot be accepted.

2) Income
I have three times the monthly rent in verifiable income. This is verified through check stubs, tax returns or by employer. In cases where applicants are not working, we can use proof of funds to verify your ability to pay rent.

3) Criminal Background Check
I have no violent crimes or property related crimes in my past.

I have no drug related crimes in the last five years.

4) Verify Employment
I am able to verify employment.

5) Provide Rental References
I am able to provide references from my last two landlords.
